<image:caption>A well-known landmark on Edinburgh’s Royal Mile, the Tron Kirk has acted as a backdrop for many a Hogmanay celebration and Fringe event since it closed its doors as a place of worship in 1952. OCA have recently assisted Edinburgh World Heritage Trust with internal adjustments to the building, including the insertion of a new entrance lobby structure, to create a new exhibition space with supporting retail area, allowing both locals and visitors to continue enjoying this much-loved building.</image:caption>

<image:caption>Our clients had fallen in love with this unusual ‘cottage in the city’ and the potential that it offered, but were frustrated by its cramped and awkward layout, and the lack of natural light. With a strong emphasis placed on both sustainability and craftsmanship, the reconfiguration of this compact and charming property reflects our clients’ love of art and gardening through a series of interventions which acknowledge the property’s history and the current requirements of its occupants, while also planning for a more environmentally sustainable future.</image:caption>

<image:caption>The Egg Shed project revitalised a previously inaccessible and derelict site at the prominent intersection where the Crinan Canal meets Loch Gilp. Through careful research into the area’s history and a considered appreciation of the constraints and opportunities provided by this challenging yet spectacular site, OCA studio sensitively converted the masonry shell of a historic industrial building into a vibrant new resource for locals and visitors alike.</image:caption>

      <image:title>Projects (Featured on Home Slideshow)</image:title>
<image:caption>We had a high expectation of craftsmanship, just like the Arts and Crafts designers would have done in their day. We avoided concealing construction behind plaster finishes, choosing to detail the timber roof so that its construction is visible and selecting a relatively light tone brick that’s exposed internally. This extra visibility put pressure on many details that don’t normally concern us like stray fixings passing through roof decks or swags of electric cables normally concealed by plaster board. As you step into the extension, you pass the tidied up original brick of the external walls. People often forget that bricks were manufactured in plenty of places in Scotland, not just in England. These ones had ’Niddrie’ embossed on the inside face. Winner of Scottish Design Award 2020 low cost project and commended in the Edinburgh Architectural Association awards 2020 Small Project category.</image:caption>

<image:caption>These ten affordable homes for Scottish Borders Housing Association, on the 1960’s Langlee housing estate in Galashiels, are arranged in a curved terrace. The site’s width and its relatively steep slope does not facilitate a conventional street of houses with regular public front and private rear sides. Both elevations of the new housing in this instance are public facing; the north elevation is a frontage with house entrances and the south elevation, with its good view across the valley to Eildon Hills, is also a frontage but one that represents the scheme to the wider neighbourhood. Therefore both elevations have to balance the competing public and private demands. The parking courtyard is deliberately placed on the north side of the site so the housing terrace conceals it.</image:caption>

<image:caption>Considering that the Langlee housing estate is on the edge of Galashiels where the town meets the adjacent woodland and agricultural land, its architecture has a particularly urban scale. It is characterised by unconventional housing typologies; three storey point blocks to the north and west with a backdrop of four storey double maisonette blocks and terraced rows to the west, generally all set out with rigidity north and south aspects only.</image:caption>

Its principal shortcoming, however, is that half the houses are generally entered from their back doors rather than their front doors facing the quieter pedestrian paths. This allows work to continue in parallel whilst the site is prepared enabling an accelerated construction programme. That project was inspired by a painting of St Jerome in his study that epitomises the space required for solitary occupation and reflection. This recent commission has allowed us to develop other narratives and interpretations as it has consolidated into an archetypal shelter that can house a whole variety of uses.</image:caption>

Argyle House at West Port is one of these. Rather than starting by thinking of a replacement ‘building’, this proposals starts by creating ‘routes and places’ at the heart of the site. It does this in both plan and section and includes two large cultural venues that share a single foyer; a medium sized music venue above (the Scottish Chamber Orchestra perhaps) and an independent cinema (the Filmhouse perhaps) below in the cutting of the site.</image:caption>

Three of the site’s trees will not be lost by its construction. Each tree’s shadow conceptually generates the plan of its own courtyard – the shadow of the north west summer sun, the winter equinox and the north star – linking the building to stories so the children can share a fascination with nature. <image:caption>A derelict auction house adjacent to the existing church has been replaced with a two storey church hall (600m2) to accommodate a variety of multi purpose rooms for the church’s many activities. Despite the site having neighbouring buildings overshadowing it, the design brings daylight into each principal space in a dramatic way. The main hall can approached both directly through the new entrance from the street and from the existing church. Despite having a first floor above it, natural light floods the main hall, unexpectedly at the rear of the space, providing an illuminated destination for visitors. Natural light is also maintained in the existing church’s first floor sanctuary through roof glazing along the west edge of the new building. This allows light to spill across the brick east elevation of the church. The stone tracery of the existing church is visible from within the church hall.</image:caption>

It is easy to forget Edinburgh’s Victorian employed were not all financiers, educators, public servants and brewers. <image:caption>The characteristics of printmaking techniques lend themselves to abstract interpretation to help inform the architectural response to any intervention in their building. ’Impression, trace, figure, void’ are all terms commonly shared by architects and printmakers alike. Our approach maintains the significance of the Edwardian entrance and adds a top lit circulation spine that threads the length of the building. Voids allow light penetration and visual connections between adjacent areas of print production and between public visitors and printmaker members, encouraging creative collaboration and curiosity.</image:caption>

<image:caption>The houses demonstrate how energy efficiency can be achieved by simply adapting a technique such as timber frame, which is used extensively in Scotland. We think it’s best to get the basics right first before resorting to adding renewable energy devices, so our focus has been to get the best energy performing building ‘envelope’ that we can within the modest budget, and then use a renewable source to supply heat only when really necessary, for example the air exhaust heat pump, which exploits the temperature differential between inside and outside by exchanging heat in the air to heat in a water circuit. This heated water is then used to supply the underfloor heating system and domestic hot water for the properties. <image:caption>Working within the footprint of the existing cottage challenged us to optimise all available space, minimising the floor areas dedicated to circulation in order to free up more space for living, and tucking carefully-designed storage units within the irregular nooks and crannies. The original floor plan was obstructed by a masonry chimney stack, a later addition to the property which occupied valuable space internally. This was removed and the hearth reinstated in its original location to the centre of the angled gable wall, with a new masonry chimney constructed to the gable wall head as it would have been when the cottage was built. To further augment the open and spacious nature of the new interior the main living space was opened up into the roof volume, with the exposed and white-painted timber structure adding a subtle sculptural quality overhead.</image:caption>

<image:caption>The cottage’s interesting quirks and original features were retained throughout: a defunct press cupboard in what was previously the bathroom was brought back into everyday use as kitchen storage; the floor boards were taken up to allow new joists and insulation to be fitted before being carefully relaid and painted; and ironmongery reused from existing doors and windows. New fittings and finishes were selected with simplicity in mind, bringing the cottage into the 21st century while remaining sympathetic to the property’s rich history and character.</image:caption>

<image:caption>The idea of the cluster of dwellings was developed to encourage sociability, togetherness and community, while simultaneously permitting varying degrees of independence and privacy in line with the individual care needs of the occupants. An overarching colour and material palette characterises each building as part of the community, yet each is given its own unique twist, both in terms of design and materiality as well as physically in plan. This has the effect of creating a ‘tartan grid’ arrangement of built form and sheltered external space, the orientation of each house carefully considered to provide privacy and views out to the surrounding landscape, as well as connection to its neighbours. The scattered arrangement of small, pitched forms reflects the jumbled roofscapes of local villages, and helps to root the development in its rural context.</image:caption>

<image:caption>Working with the Scottish Borders Council, the NHS and Berwickshire Housing Association, OCA designed 14 semi-detached houses and a shared services facility for people with disabilities at Duns. The houses are clustered around a new quiet street. All the houses are set out around a ‘tartan grid’ which creates a varying relationship between houses and the road. Some houses are set back further from the road than the convention, whilst others are set close to the road edge. There is also a mixture of gables and eaves adjacent to the road which adds to the streetscape character. The commonly understood character of a home is created by designing duo pitched roof form with gables at either end. OCA’s urban design framework for the surrounding area will ensure that the care facility will integrate into areas of future social and private housing.</image:caption>

<image:caption>The site was three former buildings, parts of which date back to the sixteenth century, located in the heart of mediaeval Royal burgh town at a key entrance to the market square. Its various uses over many years have included a chemist shop, flats, maltings, and newspaper offices and printing works for the ‘Courier’ newspaper. Part of the archaeological report revealed it had been built over a mediaeval cemetery. The conversion required many new features and technology to be added, but not of this substantially affected the layout of original stone walls. As part of the building’s innovative energy strategy, the new apartments are super insulated and use a communal heating system. This distributes metered hot water for heating and taps directly to each flat. Extensive building services required for ventilation, sprinklers and electrics are hidden, invisible from the street. A new heavily insulated roof was installed on the top floor with large roof-lights which provide dramatic views across the Lammermuir hills.</image:caption>

      <image:title>'The Courier' Residential Conversion, Haddington</image:title>
<image:caption>At a time when many historic buildings are in danger of being seen more as a liability than as an opportunity, this project is a welcome example of a successful attempt to bring affordable community life back in to a town centre despite the economic stagnation. It paves the way for future improvements to the immediate area which should restore Newton Port's status as a major element of Haddington’s public thoroughfare. The resultant gallery space has a very ordered arrangement in plan. It is also ‘clutter-free’ which avoids visual conflict between the art on display and the architecture in the background. The wall planes used for exhibiting are subtly detailed to appear as if they ‘float’ between the floor and beneath the roof structure. The challenge was to find a design that allowed both functions within the same room. Rather than accept the convention of fitting wardrobes around the perimeter of the room, we proposed combining the function of storage with the bed itself. On entering the room this oak veneered ‘bed box’ appears to be a solid object. It contains the bed with three large steps up to the mattress and storage to hide the detritus of the bedroom. The rest of the room is used as a living room with a sofa, piano, fireplace and television. A special space is reserved in the bed box for a seat with hidden shelves similar to a ‘Shetland chair’. These chairs are generally made of timber and have deep side panels stretching up to support a shelf pocket above the sitter’s head where the family bible was traditionally stored. <image:caption>Villas on the scale of the Victorians rarely get built as single dwellings any more. Instead, a form for multiple apartments had to be found that matched 'villa scale'. This raised the question whether the outward expression of a modern mini apartment building in this particular conservation area context should conceal itself as if it were a building in single ownership, or whether it should express its identity as consisting of multiple dwellings. We chose the latter, and ensured that the form would visually indicate its division into three apartments on each level.</image:caption>

<image:caption>This development of nine new family houses commissioned by Berwickshire Housing Association was aimed at younger couples with one or two children, and was constructed on a sloped site overlooking Eyemouth. Our design strategy was to utilise the existing site topography through a series of landscaped terraces to the front of the houses to maximise green-space, privacy and views towards the sea. A rhythm of single and double glazed entrances creates a variety of shared and individual spaces along the south west elevation promoting sociability and relate to an adjacent childrens' playpark. These glazed entrances illuminate a stairwell and study area with south light and are animated by coloured glazing providing each unit with its own identity. The archetypal form of the house is maintained but its profile abstracted through flush detailing and a monochrome play of light and dark render. RIBA Award 2009 Shortlist</image:caption>

The project is an effort to reimagine the urban core and bring people back into the town centre, aiming to combat the economic decline which Dumfries has suffered in recent years. This study looks ahead and imagines a future phase in which two vacant plots on the High Street could be redeveloped into mixed community, commercial, and residential uses. <image:caption>Working with North Lanarkshire Council and Scottish Canals, OCA have been exploring options for the historic Craigmarloch Stables near Kilsyth. The stables were built in the early 19th century as a staging post for the teams of horses that pulled the swift passenger boats along the Forth & Clyde Canal. Since the birth of rail travel and the decline of the waterways, the building has fallen into disuse and ruin, and is now a shell with no roof. We have been considering ideas on how this historic building can be brought back to life through renovation and re-use, and how an area that was historically a hub of activity on the canal can be revitalised. Two community workshops were held in January 2020.</image:caption>

The paddock becomes an open space buffer separating the new visitor centre from the farmyard, and allows the appearance of the existing cluster of heritage buildings to be conserved. <image:caption>Part of the vision for Ellisland is to lead the demonstration of a revived focus on using low embodied energy materials, that are part of a fledgling local circular economy. The existing masonry building will house larger workshop units on the ground floor alongside a community meeting room and facilities, while the first floor will host an open-plan community co-working space. External landscaping works will enhance the existing public access route to the east of the building, and provide new linkages with the community allotments to the south-west.</image:caption>

Interventions in the main space of the building are primarily limited to fabric repairs and conservation work, however, a carefully-crafted furniture piece tucked into the north transept is proposed to house a flexible kitchen and bar space which will support the provision of these and other events, as well as allowing the space to function as a community cafe.
